All you state is very correct and well put.
For those of us who bought in 9-10 years ago, and just sat on it as I did, have had the opportunity to avg down...way down. For many the BE is not to far away, and a penny/day does wonders to the bottom line.
Nice to have a thinker such as your self on our team.
