Glorieux has done an excellent job of simplifying our market value at something just under a 1% in situ value, based on today's market.

Based on the above, and the fact that everyone, myself included, is sitting on the edge of their chair, anxiously waiting for some word on what is driving this present rally, maybe we should consider a few things.

To date we have no absolute knowledge that this area will be developed. Lots of rumors, and "maybe" news releases, but no confirmation. Thus the 1% valuation. Two things though, will change this; a positive feasibility study, or an infrastructure announcement.

Either of these factors will move our in situ valuation close to the 5% point, and both of them combined could raise it to 10%. In fact, with both of these in hand, it would be difficult to imagine some sort of fight for control not to happen.

Possibly everyone here should be hoping this rally is the result of a hit somewhere (UC or NOT), and not because of a looming takeover.

I would far rather see a takeover attempt at 7-8% in situ on 25 bill worth of assets, than a 1.5% offer on 20 bill.
