mdcenter61: Hi Mike, Thanks for the prayers ! I can use all I can get ! lol. It's been a couple of days now since that exciting, early morning call - and no sign of a contract in my mailbox yet. All this flurry of news driving the price lower has me itching to pull the triger and "load up" but I need to get those funds from the property closing in order to do so !

I know how hard it can sometimes be to find time to get out to a ranch when it is any distance from home. How far is your ranch from Stephanville ? You raise cattle or crops out there ? It seems like business has kept me from really getting to use & enjoy my ranch as much as I had hoped, but I gotta roll with the flow ! I had thought I might build my retirement house out there, but if I can get this sale done & double, triple, or ? my MNKD stock shares, I could always build on a smaller property I own in East Texas. Then again, if MNKD goes where I believe it will in a couple of years, I can buy & build on an even bigger ranch than the one Im trying to sell !

Good luck to you in trying to get your ranch sold ! According to the Texas A&M Real Estate Research Center, rural, agricultural farm & ranch properties actually managed to eek out a slight gain over the term of the economic downturn. The best gain was seen in cultivated, crop producing (income generating) properties overall. I know I sure am seeing the increase at the grocery store cash registers !

It seems like a lot of commodity prices are escalating these days ! The cost of sacks of cement for some oil well plugging I have had to do are a LOT higher now than for some I did 6-8 years ago ! During the recent drought here in Texas, I know a lot of folks who sold all or most of their cattle herds because their lakes/ ponds were drying up, and without rain they could not harvest enough hay to feed them ! It caused a temporary drop in beef prices at the grocery store, but watch for that to go up too as those ranchers start to rebuild their herds ! Anyway, hope you get a buyer soon ! GO MNKD ! GO MR.
