Apartment building in Reno and Sparks is in high gear, but the rents haven't come down with all of this new housing.

Big factors include the Tesla Factor and those fleeing the madness they have seen in California. California Flight is in evidence on every street and avenue in Reno and Sparks. Just look for a casual sampling of California license plates. Californians can sell their homes for high dollar values and previously they could move to Nevada and pick up a nice home for a fraction of what they made off the sale of their California property, but that is rapidly changing as the median home price here in Nevada has been rapidly escalating. If memory serves me correctly, the current median home price in Northern Nevada is in excess of $600,000. Still paltry by Bay Area standards, but a whopping increase from less than a decade ago by Northern Nevada standards and it has put native Nevadans and Nevadans on a fixed income into a financial squeeze, big time. Thanks, Tesla. Thanks, California! Not.
