When I have read MKs napkin estimates and heard value of 3-4 billion npv, your calculations seemed reasonable....how do we end up at 1.4 billion?  Where was the big miss?  What factor was so damaging to value - This property value seems to now be worth much less than I've been led to believe over the last 10 years.
