Incentive would be the book value per share ... plus the present value of anticipated earnings from the project as units start to sell.

When the DA gets signed, it's highly unlikely that there will be an announcement as to the appraised value of the land that will be contributed to LLC (of which 60% will accrue to Inc.). That means there will be speculation as to how much additional BV that transaction would add to the stock. The recent article that someone posted on Agoracom regarding the markete dynamics would seem to imply a healthy valuation of the land.
