I wanted to add that perhaps I was misreading/misunderstanding you AGAIN.

I agree JB may well need to up his estimate on overall value to include the skarn, but I understood what you wrote as not being inclusive of the skarn.

Sorry for any misunderstanding.

BTW, Cox sucks!
