You pretty much covered the North Pipes angle, but I did ask Tracy a couple weeks ago and she would not comment at all. This is just an impression, but I got the feeling that talks had not ended--there was still a non-disclosure--but that doesn't mean they are actively talking every day. So like you said, let's hope some time out of the blue, we get a pleasant surprise on North Pipes.
