Ok great, glad I'm wrong on the landlord thing.........and while the eternal EDIG optimist in me want to believe mary's work is simply done, the jerkoff decimating the stock over the last few days is rocking my bliss..........so I'll just have to stop looking and go to the beach as Letgo suggested.
