Perplexing for sure...I have no idea how Fred and his team sort this out ... I'm willing to give them the room. As they only recently managed to get the hand they are sitting on, where it came fast on two fronts...both being valuable real-estate.

There is no "suposition" in the above, and Fred does not have to explain it...not to me anyway.
