You and I agree, I like the fact that there are different perspectives here, both cheerleaders and realists. If you'll re-read my post you'll see we also agree that facts are just that facts, neither negative or positive. I also agree with the remainder of your post which mirrors LL opinions, given the "current" market our pps will not increase until the fundamentals begin to change.
