NL, i agree we could see a higher percentage with WEL and MMU considering the share ratio to one San = 30 shares of WEL or 15 MMU. Lets consider what happens if San gets taken out, i think the smart money will want to stay in a proven area and this is the time the neighbors will see its biggest jump.
