I live perhaps 2 hours away and know for fact that the local real estate market is in the tank. Forestry has been hit HUGE over the last 5 years. That is the primary industry in this area.

A great sub-play would be housing. Personally cant get into it but have priced houses and a bungalow which is quite nice goes for 30k.(or less)
