great summary. but which of the 5 are estimated and which are confirmed? 

I've been misled many times in the past and now only look at facts on paper.

I agree with you on 1 and 2. not so sure on 3, 4. 5 is eventually for sure but the longer the wait the higher expectation is needed to make up for opportunity cost.
