I believe an offer tomorrow of $15 would be snapped up. Look at the price history and the aging Agoracomer population. And all risk would be gone.

It's not what any of us had in mind, nevertheless, I think that's reality, something that is in short supply around here from time to time. Now if we could get the price up to $12 or so, now we're talking in the $20's.
