I think you are right if this was a cash offer. It would be a very low ball bid. What most are not taking into consideration is the value of NOT. If the sp was two, three, or more would the offer be fair.. There many potential releases that could make that SP happen.. You should be happy with the offer because at the very least, it will make others sh-t or get off the pot.
