Micheal Er I think I will call you the King Basher now. Obviously you are saying the buyer has been suckered. But you have forgotten one minor point,

Closing is anticipated to occur on or about August 26, 2009

This means NOT does not have the money and if the buyer believes your version why would they now hand over the money?
