While your insitiu valuation I agree with, I do not see how you got the percentage to rise.

Size of ore body and its quality determins insitu value But the percentage of that value that is distribuyed over the number of shares ( i.e. the value of the company ) is dependent on the state of the company.

In ground value during exploration stage is typically given a value of only 5% or even less.
Established body with a feasability study etc. is about 10%.
Finance a mine with all permits is about 20%.
Mine constructed and begining production is 40%.
These are just approximations.
