Thanks for reminding me about the JV's Poly. I totally blacked out on just how much more complicated it would be for a major to take out NOT given that it would also have to take out the JV's on land they share interest in. It was not only brilliant in terms of financing but also in protecting the companies involved from hostile takeover.
