The point I was trying to make is sometimes you have to run with your gut. I think that is what happened on the PP. They missed the first opportunity to get more palatable funding and then decided to take it at a less than favorable rate, but better than could be got in todays market. Money and financing are tightening up again.

We now have the money to do what has to be done. Not perfect but perhaps much better than it could have been

That being said what do I know. I am just a street smart kid from the north country who never graduated grade nine.
