to anyone interested, the media (especially cable) seems to generalize real estate prices nationwide and still shows no/slow growth in most markets....

i've been following real estate in swfla very closely for years. the past year i've been going to auctions at the courthouse on a regular basis trying to pick up property on the cheap. swfla was among the first and hardest hit in this real estate collapse, so it makes sense it would be among the first to recover. recently the news has been reporting 5-12% increases in prices in calif/fla...this is not what i'm seeing

the prices of lower end houses at auctions/short sales have more than doubled here since april.....i saw one house that sold for $180k in early 07' sell for 29k in a short sale in apr, flipped for 49k within 60 days and recently sold again for 75k....

the average lower end stuff that was selling at auction for 40k in apr/may is now going for 70-80k and getting flipped within 45days for 90-100k...the middle market has gone up almost 50% and the high end is starting to move again realizing over 25% more than 6-8 months ago...

have any of the other folks who live or own in fl seen this? from what i hear from friends who play real estate in cali, they seem to be seeing an even bigger jump there...

any thoughts?
