Lots more housing pain ahead

no bear, in swfla (one of the hardest hit areas of the country) our decline began 2 years ago...i've noticed a large increase in foreclosures recently but i think thats actually a good sign because until very recently the banks were reluctant to foreclose on them (most of these folks hav'nt made a payment in 1-2years!) the banks did'nt want to foreclose because of the glut of inventory and NO buyers...i personally know a half dozen people that lived in their homes (without making a paymant) for well over a year..

recently the cost of homes here has stabilized (at least for now) and many folks are buying them in quantity on the courthouse steps which is something we did'nt have the last 2 years....personally i think it's becoming very regional now... my guess is that while some areas that are just now getting hit will decline over the next couple years, areas like CA, FL, NV will start to see a slow rebound in prices....

most importantly, dont believe the stories in the press about 25% declines in housing prices...the house across the street from me was worth $675k 2 1/2 years ago.....it's now worth (if you can find a buyer) about $275K.......i'll probably be investing in real estate before i go heavy back into the market (most of my banker buddies hate real estate but i've had good luck)...in any case, like most right now, any cash i do have i'm in no rush to let go of.....buying opps will be coming fast and furious if you keep your eyes open.....
