1) "Fair value" is, was and always will be subjective.

2) It's been acknowledged on this discussion forum many times that there's a point of diminishing returns in continuing to develop properties to include marginal improvements. 

3) We really need to find a way to incentivize executive compensation so that adding value to projects at a reasonable pace is more enticing than moving at a snail's pace.
