Teck is very smart. 

Why put money into something 10 years ago, when they can make it work elsewhere at a 10%-15% ROI per year?

By the time they make us an offer, that money will have made enough money elsewhere to take us out many times.

It's unfortunate that not everyone has the same perception of value in time.
