In my conversations with Elmer and Mike there's nothing else for us to do. We can't bring any more value to the project. 

Were in a hostage situation and TECK has the ransom.

I'm hoping in there meetings with TECK Elmer is very clear that's it's time for them to take us out and move on. He even sounds frustrated by there turtle like speed at which TECK is saying or doing anything.

They have enough data now to place a true value on the project.
