Incentive would be they have to make a JV agreement by 60 days. If they want to avoid that whole ordeal because they actually are going to be buying the remainder of us out then there's no reason to delay. The only reason to not back-in within a couple of weeks is to see how the market reacts to the BFS and guage offers based on that which would probably take less than 60 days as well.
