Forgetting about any number crunching, didnt the market already value this at $2.75 a share last year (rhetorical question)? The macro economic environment has changed but it can also swing the other way in a hurry. $3 is only about 10% above what the market valued this at last year......we had a spreadsheet going around last year on what the buyout would be on SH and I believe the average was $5ish (30 or so people participated). That was before the new land,etc, etc.
